Tax Due Dates | ||||||||||||
The Municipality generates two tax bills annually (Interim & Final) which are divided into four due dates. Interim: February 29th & May 31st. The interim tax bill is based on 50% of the prior year's taxes.The amount of the final bill is directly affected by the provincial government through Bill 79, the provincial bill regulating capping adjustments on commercial, industrial and multi-residential property classes. Late Payments:Penalty and interest charges of 1.25% will be added on the first day of each month on all taxes that have not been paid by the due date. Penalty and interest are deducted first from all payments made and the balance, if any, will be applied to the oldest outstanding balance first. Failure to receive tax notice does not excuse the property owner from paying the amount due by the installment date. |

The Municipality has a number of options available to our customers for payment. Payment must be received at the municipal office by the due date to avoid penalty.

Assessment and Appeals | ||||||||||||
Requests for reconsiderationIf you feel that the assessment of your property is incorrect, you can appeal to the Municipal Property Assessment Corporation (MPAC) by submitting a Request for Reconsideration (RFR) form. There is no fee for an RFR. The deadline for submitting an RFR is printed on your Property Assessment Notice. If you have misplaced your Property Assessment Notice please call MPAC at 1-866-296-6722. Adjustment of taxesIf the status of your property changes due to fire, demolition or removal of buildings, please inform us in writing by completing Form 357/358 so the necessary adjustments to the assessed value and/or tax class can be processed. Appeals must be filed by the last day of February following the taxation year. (For example February 28 2018 for 2017 taxes). Assessment Review Board Complaints (ARB)To file a complaint with the Assessment Review Board, a property owner must have previously submitted a Request for Reconsideration to MPAC by the March 31st deadline. Change of Home Ownership | ||||||||||||
The Municipality of West Perth will mail a tax bill to the property owner on record when the tax bills are issued. When you buy a home, check with your lawyer or the tax department to confirm when the next property tax payment is due. Penalty or interest charges will apply on late payments regardless of any change in ownership. If you receive a tax bill for a property that you no longer own, please contact the Tax and Revenue Analyst. |

Tax Certificate Request | ||||||||||||
Tax certificates provide information about the yearly tax levied, payments, penalties accrued (if applicable) and confirm any outstanding balances for a property. Generally, tax certificates are purchased by law firms, banks and mortgage companies in association with property sales and for refinancing purposes. For pricing, view our Fees & Charges page. Annual Waste Bin Fee | ||||||||||||
In previous years, the waste bin fee was included in the final tax bill and covered the period from August 1st of the current year to July 31st of the following years. However, starting in 2024, this fee will now be annualized to align with the calendar year, running from January 1st to December 31st. Reason for the Change: This adjustment is being made to streamline our billing processes and provide greater clarity and consistency for residents. Impact on Residents: As a result of this change, the waste bin fee for 2024 will be reduced. This reduction is due to the application of the prepaid amount collected in last year’s taxes. Residents can expect a smaller fee on their 2024 tax bill. |
